Securing an unavailable property
The search: Garrington were instructed to identify a family holiday home on the south coast of Devon or Cornwall. This was intended as a long term investment and had to meet several criteria in terms of accessibility and budgetary requirements.
The initial tour was designed to better establish the style of property that was preferred and, having viewed a mix of period, character and modern property it was decided that a more contemporary property offered the ‘lock-up-and-leave’ capability that was important to the client.
Having established this as the main criteria for the search, the consultant introduced the client to a property they had viewed several weeks earlier. Although not in the original preferred area the property was much closer to their primary residence and offered outstanding sea views.
Although this property was under offer Garrington, through their strong, established relationship with the sales agent was able to secure a one off viewing for the retained client. As it transpired the client was immediately taken with the property and instructed their consultant to secure it for them.
Negotiation: Contracts on the property had already been sent out to the other buyer and conveyancing was underway. However there had been some delay in establishing a line of funding of the purchase.
Garrington were able to present our clients as proceedable and with funds fully in place. To secure the property Garrington negotiated directly with the seller and agreed a price below the asking figure on the basis of contracts being returned from the other party and a period of exclusivity granted for our clients to exchange contracts. This offer was confirmed formally through the sales agent with all conditions swiftly agreed.
