Buying an ‘off-market’ property
Garrington were instructed to secure a substantial, family-orientated holiday home on the South Coast of either in Devon or Dorset.
The Search: The requirement was for a property that offered a sound long-term investment as well as sea views and proximity to sandy beaches for the family. Although many houses were viewed over a lengthy search period none quite hit the spot.
Garrington were covering a search area along the South Coast from Hampshire to Devon to ensure that no suitable properties were missed. Through one of their established contacts the search consultant was introduced to a wonderful modern property. Although it was going to be coming up for sale the timescales were unknown as the vendor had other priorities at the time.
Despite not being in the original search area the client was immediately taken with the property and instructed Garrington to secure it on their behalf.
Negotiation: Garrington established that, whilst the personal situation of the vendor was complex, a cash offer to include a swift and uncomplicated sale was likely to be attractive to them. The initial offer was rejected but, as Garrington had exclusive access to the property, negotiations continued without the pressure of any additional interest from third parties. After a lengthy negotiation and an increased bid the vendors agreed to sell the property to Garrington’s client and include fixtures, fittings and furniture within the price.
Value Delivered: This was an ‘off-market’ purchase which meant our client was not in competition with other perspective buyers and Garrington were still able to negotiation a substantial saving on the vendors original guide price. The extension of negotiations to include the fixtures, fittings and furniture meant that the property offered a turn-key solution and an ideal second home for our client.
